Terms and Conditions
By confirming your reservation with HOS Premium Services, you agree to the following house rules. To ensure an exceptional experience for all guests and staff, please read and follow them.
Prior to confirming your reservation
HOS Premium Services requires all guests to provide a valid photo identification. The person whose name is on the reservation must be the person to check in and must be age 21+.
No Unregistered Guests
Only guests listed in the original booking reservation and pre-approved by your host are allowed to access the property.
Respect Thy Neighbor
Please remain courteous and respectful to all neighbors and staff.
Check Out Is 11 am
Cleaning begins at 11 am to prepare for arriving guests at 4 pm. Late check-out will incur a fee.
Lights & Air Conditioning
To conserve electricity, raise the A/C to 75°F and turn off all lights every time you leave the unit, including at checkout.
Anything You Use, Please Put it Back
You are welcome to use items in the apartment. If you move something, please return it to its original place.
Parties or Events Are Not Permitted
To maintain a family-friendly environment, parties and events are not allowed. Unruly behavior or serious complaints may result in removal from the property.
Noise Level
Privacy-safe noise monitoring technology is used to ensure peace and quiet. It only monitors noise levels and does not record sounds or conversations.
Florida Statute 509.141 Sec. 2 & 3
(2) The operator of any public lodging or public food service establishment may notify a guest that the establishment no longer desires to entertain the guest and request immediate departure. If the notice is in writing, it shall state:
You are hereby notified that this establishment no longer desires to entertain you as its guest, and you are requested to leave at once. To remain after receipt of this notice is a misdemeanor under the laws of this state.
(3) Any guest who remains or attempts to remain after being requested to leave is guilty of a misdemeanor of the second degree, punishable as provided in s. 775.082 or s. 775.083.
No Eating or Drinking in Bedrooms
To avoid spills and additional cleaning fees, do not eat or drink in the bedrooms.
No Smoking
Smoking is not permitted inside units, on balconies, in common areas, or at the amenities. A $300 additional cleaning fee will be applied if smoking occurs.
Accidental Breaks or Damage
Please inform us of any damage so we can repair or replace items for the next guests. If an item cannot be repaired, replacement costs may be requested.
Trash
Do not allow trash to accumulate. Remove all trash from your unit. Trash chutes are located on every floor down the hall.
Please do not send anything to the mailboxes
Do not address packages with unit numbers. HOS Premium Services and the front desk do not have access to mailboxes.
Please do not move, remove, or disconnect the Wi‑Fi or cable boxes
Doing so will disrupt service.
Lost or Stolen Property
HOS Premium Services is not liable for any guest property lost or stolen from the unit, parking, storage, or common areas. Guests are responsible for securing their belongings.
Early Check‑ins / Late Check‑outs
Subject to availability and additional fees. Contact your host for details.
Overall, please treat the property as your own. Be courteous to neighbors and respectful to staff.
